Questions about renting in BKC

Short, sourced answers. The same answers are in the page's structured data for search and AI assistants.

What are published rents in BKC?

No published 1, 2 or 3 BHK rent figure for BKC was found in the sources we reviewed (rent indices and news reports from the last two years). That is a gap in what we found, not a statement that nothing is available. Pakka Deal shows nothing in its place rather than an estimate.

To check a rent you have been quoted, ask the broker for comparable flats in the same building or society, and use the rent benchmark tool, which says so plainly when no benchmark exists.

What deposit and brokerage should I expect in BKC?

We found no published deposit or brokerage figures specific to BKC; these are Mumbai-wide norms.

Deposit: 2–3 months of rent, depending on property and locality; Knight Frank India estimate reported on 2025-06-16. Market practice, not a statutory cap. Broker guidance goes wider: 2–6 months; broker advisory updated 2026-07-22. Published market guidance, not an independent survey or statutory requirement.

Brokerage: Mumbai table: 1–3 months of rent. Article dated 2024-12-24 also describes a minimum of one month from renters and landlords. Negotiable reported practice; do not treat one month from each side as mandatory or universal. Broker guidance: About one month of rent, sometimes 15 days; usually paid by tenant. Broker advisory dated 2026-07-22, not a statutory schedule.

What does it cost to move into a rented flat in BKC?

Worked example at an illustrative ₹50,000 a month (no published rent for BKC), an 11-month leave and licence, a deposit of 3 months and brokerage at the usual one month: ₹2,52,710 on day one. Of that, ₹1,50,000 is the refundable deposit and ₹52,710 is gone for good (brokerage ₹50,000, stamp duty ₹1,410, registration fee ₹1,000, online handling ₹300).

Stamp duty uses Article 36A(a): 0.25% of the rent over the term, any non-refundable deposit, and notional interest of 10% a year on the refundable deposit. The registration fee and handling charge are shown as researched; later amendments and the official calculator's rounding are unverified, so check the official IGR calculator before paying. General guidance, not legal advice.

Is registering a leave and licence agreement compulsory, even for 11 months?

Section 55(1) requires agreements for leave and licence or letting entered after the Act commenced to be in writing and registered under the Registration Act, 1908. The provision contains no exemption for an 11-month term.

Registration in Maharashtra is done online through the IGR Leave and License 2.0 portal. Pakka Deal gives you the checklist and a data packet to copy; it never submits anything for you.
