Pakka Deal

Trust

What was checked, how, when and by whom. And what was not.

The gap in Mumbai rentals is not another directory. It is that nobody can trust what is online. Every listing and every person on Pakka Deal carries a visible record of what was verified, and an equally visible list of what was not.

SIMULATED Honest status of this version

Pakka Deal is a proof of concept. Real DigiLocker verification needs a licensed provider account, which is not connected yet. Until it is, identity checks run through a simulated provider. Its results carry a SIMULATED badge and appear only on fictional DEMO records. Broker, availability, authority-to-rent and photo checks are recorded by people, as described below.

A badge is a record that a check was made, not a guarantee. We are not a regulator. Look up any broker on the official MahaRERA register yourself.

The checks, one by one

Verification checks, what they mean and what we keep
CheckHow it is doneWhat we keepHow long it counts
Broker's MahaRERA registrationThe broker enters the agent registration number and uploads the certificate. We record that the check was made and link to the official MahaRERA register so you can check it yourself. We do not get around the register's CAPTCHA to check automatically.Registration number, the date the check was recorded.Shown with its date; re-check on the register.
Owner identityWith the owner's consent, through DigiLocker via a licensed verification provider. A consent screen says what is shared, why, how long we keep the result and how to delete it.Only the outcome: verified yes or no, name match, document type, issuer, time and provider reference. Never an Aadhaar number, document image, PDF or XML.Kept for up to 365 days, or until deleted.
Authority to rentThe broker looks at a property document offline (for example a registered document or a utility bill in the owner's name) and records the result.Document type, result and date. Never the document itself.Shown with its date.
Owner confirmed it is availableThe broker taps to send the owner a WhatsApp message with a link. The owner taps once to confirm the flat is still available at that rent. This is the strongest fix for fake and stale listings. That the owner confirmed, the rent confirmed and the time. The confirmation lapses after 30 days and the listing shows as unconfirmed again.
Visit photosTimestamped photos the broker took on a visit. The photos and their timestamps.Shown with their date.
Tenant identity (optional)At the owner's request, the tenant can verify through DigiLocker instead of sending Aadhaar photocopies over WhatsApp. The owner sees the badge, not the documents.Only the outcome, as for owners.Kept for up to 365 days, or until deleted.

Privacy rules that do not bend

  • Outcome only

We extract the result of a check and discard the payload at once.

  • Badge, not details

Other people see a badge, never identity details.

  • Consent on record

Every verification records consent, purpose and retention, and can be deleted on request.

  • No auto-submission

Pakka Deal never logs into a portal, completes a CAPTCHA or submits anything on anyone's behalf.

Read the plain-language privacy page. Found a listing that looks wrong? Every shared shortlist has a “Report a problem” button that sends it back for re-verification.

Questions

What does Pakka Deal verify?

Five things, each recorded with how, when and by whom: the broker's MahaRERA registration, the owner's identity, the broker's offline check of authority to rent, the owner's confirmation that the flat is available at that rent, and the broker's visit photos. Each listing's trust card also lists what has not been verified.

Is identity verification real in this version?

Not yet. Without live DigiLocker provider credentials, Pakka Deal uses a simulated provider. Anything it produces is badged SIMULATED and appears only on fictional DEMO records. No real person's identity is verified by the simulation.

Does Pakka Deal store Aadhaar numbers or documents?

No. Pakka Deal never stores Aadhaar or PAN numbers, document images, PDFs or the XML returned by DigiLocker. It stores only the outcome of a check, with the consent, purpose and retention recorded.

Does a verified badge guarantee a flat is safe to rent?

No. A badge says a specific check was made on a specific date. It is not a guarantee, and Pakka Deal is not a regulator. Check the MahaRERA register yourself, read the agreement, and register it.
