How the stamp duty is worked out
  1. Rent over 11 months: ₹50,000 × 11 = ₹5,50,000
  2. Notional interest on the refundable deposit: ₹1,50,000 × 10% a year × 11/12 = ₹13,750
  3. Non-refundable deposit or premium: ₹0
  4. Amount charged: ₹5,63,750
  5. Stamp duty at 0.25%: ₹1,409.38
  6. Rounded up to the next rupee (our convention; the official portal's rounding is not published): ₹1,410
  • Stamp duty and registration are often split between owner and tenant; agree who pays in the contract.
  • Society maintenance not entered: ask for the latest society bill and whether it is included in rent.
  • Minimum stamp duty: No minimum stated in Article 36A(a). UNVERIFIED whether the official calculator applies a minimum or rounding; app rounds up to the next rupee and labels it.
  • Statutory rounding: UNVERIFIED: official calculator rounding not documented publicly (calculator requires CAPTCHA). Difference is at most a few rupees.
  • Mumbai municipal-corporation registration fee: PARTIALLY VERIFIED 2026-10-27. Rs 1,000 was read in the official IGR registration fee table: it is the general fixed fee for immovable property in Greater Bombay where value is not expressed, not a line specific to leave and licence. The L&L-specific notification of 8 Jul 2000 (Municipal Corporation Rs 1,000; other areas Rs 500) is cited only by secondary sources, e.g. https://www.e-stampdutyreadyreckoner.com/leave-and-licence-calculator.php and https://www.99acres.com/articles/stamp-duty-and-registration-laws-for-rental-property-in-maharashtra.html
  • No minimum duty is stated in Article 36A(a); none is applied.
